Building at the water’s edge
On Lido Isle, Linda Isle, Harbor Island, Balboa Island and the bay side of the Peninsula, the water is not scenery — it is a site condition. The bulkhead governs what the lot can carry, the water table governs how deep the building can go, and any excavation near the bay needs a dewatering and waterproofing strategy designed before the first drawing is priced.
We bring marine-side specialists into preconstruction on these lots, because the sequence matters: bulkhead condition first, then foundations, then the house. Dock work gets coordinated into the same programme rather than bolted on at the end.
Tight lots, working streets
Much of Newport Beach builds on narrow parcels served by alleys, with occupied homes a few feet away on either side. Staging, deliveries, trade parking and crane picks all have to be choreographed around streets that residents are still using — and on the Peninsula, around a summer season that fills them.
We plan that logistics calendar at the start of the job. A site that keeps its street usable and its neighbours informed is not a courtesy here; it is how the project keeps moving.
The Coastal Zone, resolved early
A large share of Newport Beach sits inside the Coastal Zone, and the approval path depends on where the parcel sits and what the project touches. Some sites move through the city’s own coastal process; others need review beyond it. Which path applies is a question of fact about the lot, and it has to be answered before the design advances too far to change.
We work through that determination with the architect and, where needed, land use counsel at the outset — because the answer sets the entitlement timeline for everything that follows.
Rebuild as the honest answer
Much of the city’s housing stock predates the way people want to live in these houses now. When a client asks whether to remodel or rebuild, we price both honestly: mid-century foundations and framing rarely support a modern program without so much intervention that the remodel stops being the economical path.
Teardown-rebuild is often the right call on these lots, and we say so when it is — with numbers, in preconstruction, before anyone is committed.
Detailing for the harbor
A house steps from the bay lives in salt in a way even a ridge-top coastal house does not. Fastenings, railings, door and window hardware, exterior lighting and outdoor equipment all get specified for immediate marine exposure, and the glazing that opens the house to the water is engineered as the structural and weatherproofing event it is.
Covered outdoor rooms earn their keep here — the harbor is a year-round address, and the detailing should let the house be used like one.
