BSHP Construction is headquartered in Irvine, at 100 Spectrum Center Drive. We build custom homes and manage large-scale residential construction across the city and the wider Orange County market.
A builder based in the city it builds in
Our office is on the 9th floor at 100 Spectrum Center Drive, where the 5 meets the 405, which puts every one of our Orange County sites within a short drive. That matters more than it sounds: the difference between a project manager who can be on site within twenty minutes and one who cannot is the difference between a problem caught at framing and a problem found at final.
It also means our trade relationships are local. The stone fabricators, metal shops, millwork houses and specialty installers we rely on are Orange County businesses we work with repeatedly rather than bid out cold on every job.
Building in a master-planned city
Irvine is one of the most comprehensively planned cities in the United States, and that shapes residential construction here. Most neighbourhoods sit inside a village with its own association and architectural guidelines governing elevations, materials, colour, landscape and often the construction process itself.
Permitting runs through the City of Irvine, and plan check for a custom residence touches building, planning, grading, and fire — with utility and public works coordination where the work affects the street. We plan the submittal sequence around those dependencies rather than treating permitting as a single event.
The estate villages ask the most of that process. Shady Canyon, Hidden Canyon, Turtle Rock, Orchard Hills and Quail Hill each run design review with real authority, and a custom house there moves at the speed of its approvals. We treat those committees the way we treat coastal review — as the front of the programme, not a formality running alongside it.
What we build here
Ground-up custom residences on infill and estate lots. Whole-house renovations and structural remodels where the existing house is worth keeping but the plan is not. And design-build work where we come in with the architect at the start rather than receiving a finished set to price.
Because Irvine lots are frequently tighter than coastal estate parcels, site logistics carry real weight — staging, deliveries, dust and noise control, and keeping the street usable for the neighbours. We plan for that at the outset.

Do you take on remodels, or only ground-up builds?
Both. We take on whole-house renovations and structural remodels alongside ground-up custom construction, provided the scope suits the way we work.
