The village grid

Corona del Mar’s village is a grid of compact lots loaded from alleys, many of them carrying a front residence and a rear unit. Building here means designing to the envelope — every setback, every height plane, every inch of the lot accounted for before the foundation is formed.

It also means the design and the construction plan are the same conversation. On a lot this size there is no slack for resolving conflicts in the field; they get resolved on paper, where they are cheap.

Full program, compact envelope

Clients do not want less house because the lot is narrow — they want the program made to fit. That is why village builds so often go down and up: subterranean levels, roof decks, elevators, and the structural steel it takes to open a narrow floor plate into genuinely generous rooms.

Excavating a basement a few feet from a neighbouring foundation is exacting work. Shoring design, monitoring and sequencing are where these projects are won, and we treat them as first-order items, not subcontractor details.

Protecting the neighbours

In the village, construction happens in other people’s daily lives. We document adjacent conditions before work starts, protect what borders the site, schedule the loud and the disruptive work deliberately, and keep the alley functioning for the people who live on it.

Discretion is one of our three principles, and nowhere is it more practical than here. A quiet, clean, predictable site is what keeps a village build welcome on its street.

South of the highway

The enclaves south of Coast Highway — Shore Cliffs, Cameo Shores, Cameo Highlands, Irvine Terrace — are a different problem: larger lots, association review, and in places bluff-top conditions that bring their own engineering and their own approvals.

The discipline transfers. Review first, geotechnical certainty before structure, and a specification written for salt air, because the ocean is close enough here to dictate the hardware.

Coastal approvals, settled first

Corona del Mar sits within the Coastal Zone, and what a project needs by way of coastal approval depends on the parcel and the scope. It is the first question we help clients resolve, because the answer shapes the schedule more than any decision made after it.

Can you build a basement on a village lot?

Yes. The gating items are shoring design, protection of the adjacent structures and groundwater management — engineered and sequenced before excavation starts. Done properly it is routine work; done casually it is how neighbouring foundations get damaged.

How do you manage construction with homes a few feet away?

We document adjacent conditions before mobilizing, protect everything that borders the site, schedule disruptive operations deliberately, and keep neighbours informed. The alley stays usable and the site stays clean — that is non-negotiable for us.

Do you build front-and-rear unit properties?

Yes. The configuration is a long-standing part of the village fabric, and we build both new versions of it and single-residence rebuilds, depending on what the lot allows and what the client wants from the property.

Do Corona del Mar projects need coastal approval?

Often, and the specific path depends on the parcel and the scope of work. We establish it with your architect before design development advances, because it sets the entitlement timeline.
